Que 4) What is Resort apartment?

Ans: -Resort apartments are spacious, fully furnished, beautifully decorated apartments, much larger than hotel rooms (even extended stay hotel rooms), featuring a genuine (more home-like) residential character.

All apartments usually feature a complete kitchen, and have separate dining, living and sleeping areas. Many even include a washer & dryer in the apartment and provide are fined lifestyle, and offer a caring and homelike atmosphere for guests and their families.

 

Que 5) What is rent back?

Ans: - The concept of royal season resort apartment is relatively new in India allowing buyers to own an apartment in a resort. The owner is entitled to an average of 7-15 days use ofapartment in a year & the resort management uses the rest of the time to generate revenues from tenants.


The rental proceeds are split between apartment owner & resort chain. Many resort apartments or condo hotels are managed by luxury brands. They offer a host of amenities and buyers share the cost of up keep by way of annual maintenance fees.

The resort apartment concept is different from vacation timeshare. Where youdon’t own a room/apartment & you are not entitled to share the profits. Also in vacation timeshare, you are entitled to use any of the room in theresort chain for typically a week.


*Features of resort apartment:

Commonly managed to operate as a hotel/resort with individual units sold to consumers. Owners receive a personal use right of an average 15 days per year. Purchasers join our rental pool & property operates as a hotel/resort.

10 days free stay per year, every year up to lease deed expires.

10 years (5+5) lease back agreement. Where you lease the apartment.
For the first five years & have option to renew lease subsequently.

*Advance rental:

4% per annum on the basic flat value of the apartment for the first five years.

Zero maintenance charges

No electricity & water charges.
You can terminate the lease back agreement by giving 3 (three) months’ notice to lessee before the date of expiry of the initial 5 (five) years term.
This agreement is transferable, if in case you intend to sell your apartment.
Every five years, your furniture will be replaced with a new set.
Your apartment will be refurnished at the end of the lease period.
*Floating Rent:
15 days free stay per year, every year up to lease deed expires.
10 years (5+5) rental pool agreement. (Where you lease the apartment for the first five years & have option to renew lease subsequently)
*Distribution of rental:
The rental will be divided by 50% to owner & 50% to Management Company.
Zero maintenance charges.
No electricity & water charges.
You can terminate the rental pool agreement by giving 3 (three) months’ notice to lessee before the

Date of expiry of theinitial 5(five) years term.

This agreement is transferable,if in case you intend to sell your apartment.

Ans: - Taxis & Autorickshaws are available on hire for shopping & commuting to & fromkhodala. Private transports & airport pick –ups can also be organized.

Ans: - The royal season resort offers a range of in – house entertainment & leisure activities that include a library for reading, table tennis, carom, snooker pool, swimming, yoga, spa, a café, a bar & children’s play area.
Addition to this the resort management organizes visits to: Jawahar HillStation, Trambakeshwar, Amala wild life sanctuary, Suryamal (the highest peak in Thane district) Tribal villages etc. Adventure sports, such as trekking,rock climbing; water rafting (seasonal) will also be organized.

 

Que 8: - Is parking free & safe?

Ans: - Yes parking is available & safe to all Resort apartment owners. Parking fees are included in the maintenance charges. Guests of resort apartment owners are allowed free parking.

 

Que 9: - Is there any provision for electricity failure?

Ans: - Yes. Royal season will be well equipped for any power failure. The resort will have a back– up system for resource shortages.

 

Que 10: - Who will manage the property when I am not there?

Ans: -A professional & reputed management team will look after your property for you. Allowing you to enjoy each stay knowing your investment is in safe hands. The management team will arrange for cleaning & other services you might need during your stay or otherwise will keep you informed about these periodically.

 

Que 11: - Are ther emedical facilities at the site?

Ans: -Basic first aid will be available at the site.

 

Que 12: - Are the apartments are fully furnished?

Ans: - Yes, the apartments will be fully furnished. 

 

Que 13: - Is there a conference centre at Royal Season resort Apartment?

Ans: -Yes. Royal season will have the conference facilities for your business needs & even for social events. Conference rooms will be well equipped & in addition, there sort will have round the clock business centre.

 

Que 14: - What are the check- in and check- out timings for complimentary stay in the rent backoption?

Ans: -The complimentary days of stay will have a check- in at 12.noon & check – out at 10.am

 

Que 15: - Is there a kitchen set up in the apartment?

Ans: - Yes, Royal season’s resort apartments have modular kitchenettes.

 

Que 16: - What are the pool timings? What are the safety measures at the pool?

Ans: -The swimming poo lwill be open from 7 am to 7 pm every day. There is a separate pool for the children & life guard system will be available at both the pools. There will also be a coach on hand to guide & teach children swimming. The water in the pools will be changed every day for hygiene purposes.

 

Que 17: - Is the title of the property clear?

Ans:-Yes.

 

Que 18: - Under which Municipal Jurisdiction does Royal Season Resort apartment fall?

Ans: - Project is approved by Town Planning, Thane.

 

Que 19: - What will be the annual maintenance charges?

Ans: -The annual maintenance charges will be Rs.10 per sq. ft. per month on the built up area of the apartment.

 

Que 20: - Can Customer /purchaser resale his or her flat before possession?

Ans: - Customer can sale his/her property only after possession.

 

Que 21: - What will be the booking process?

Ans: - (i) To book your Resort apartment you will need to pay 20% of the Agreement Value + GST applicable.This will entitle you to a provisional booking. Once your Booking Amount isrealized you will get Provisional Allotment Letter. Receipts are generated by the system automatically upon making the payment. You must then apply for a Loan for the remaining 80%. Once your loan is sanctioned, your booking is confirmed.
(ii) If you are paying the total amount as an upfront payment, you have 15 days to make the complete payment from the day of your provisional booking.
(iii) NRI’s (Non-residential Indians) can pay via wire transfer or onlinetransfer

 

 

Que 22: - What documents should I carry with me at the time of booking the flat?

Ans: - At the time of booking the flat you need to carry: PAN Card & Cheque Book.

 

Que 23: - What document will the customer get on confirmation booking and allotment amount is paid?

Ans: - A printed copy of your booking details, instantly. The Receipt is generated by the system by feeding all details of the customer, his chosen apartment and payment. The Provisional Allotment Letter is issued on realization of the Cheque

 

Que 24: - Can I get a bank loan to finance my purchase?

Ans:-Yes Royal season has affiliations with several banks & financial institutions to enable you to purchase through loan.

 

Que 25: - What if loan does not get sanctioned?

Ans: - If the loan is not sanctioned, you can pay the balance amount within 15 days from your other sources. If you are not able to pay the same, your booking gets cancelled.

 

Que 26: - When can the customer register his or her apartment?

Ans: - You can register your resort apartment once you get the loan approval letter from the bank and the payment is remitted to our account.
For customers not going through loan, agreement can be done on receipt of the due payment by us within 15 days.
Once you receive your Confirmed Allotment Letter, you will be contacted by our representative for the Registration Process.

 

Que 27: - What is the registration process?

Ans:-The following are the steps that you need to follow for the registration process:
You need to give the our Representative your full name and unit number.
Stamp duty DD should be in the name of “IDBI Bank Ltd. ABC Account on behalf statutory tax payment"

 

Que 28: - Is the title ofthe property clear?

Ans: - Yes

 

Que 29: - Do I pay aCancellation Fee if I cancel a flat?

Ans: - Yes, thecancellation fee is Rs. 75,000/- We will deduct Rs. 75000/- from your bookingamount and refund will be done immediately after reselling of the said unit.Cancellation after execution of Agreement to Sale will not be allowed.
